Flexible, open floor plans designed specifically for younger homebuyers

Style, space, affordability, flexibility. They are among the most important selling points of a home for the growing homebuying Millennial demographic. Perhaps that’s why Strada, a new neighborhood in Pardee Homes’ Inspirada master-planned community near Las Vegas, has sold 24 homes in just a few months since becoming available.

In the Strada floor plans, which start around $400,000, the outdoor living spaces, some of which are covered, become an extension of the indoor living space thanks to the Series 600 Multi-Slide Door, which blurs the barrier between indoors and outdoors, an essential component for younger homebuyers to whom entertaining guests during the Vegas area’s eight months of beautiful is a priority.

High ceilings and open floor plans further maximize the indoor living areas, which range from about 2,500 to 3,000 square feet, and let natural light bathe the living spaces easily.

In fact, the open layouts are billed as evolution-over-time floor plans, meaning that as home-owning Millennials’ needs change throughout the years – as they have children or focus less on entertaining or bring an aging parent into the home – they can utilize the flexibility offered by the designs.

Developer Pardee Homes used extensive consumer research to develop the striking, unconventional floor plans.

“We learned that Millennials are nostalgic about the idea of true neighborhood with nearby neighbors, safe streets for kids, pet-friendly design, and a real sense of community,” says Klif Andrews, president of Pardee Homes Las Vegas. “They don’t need or want huge spaces like three-car garages. Instead, they prioritize cool and modern design features.”

Some of those design features include the giant moving walls of glass from Western Window Systems, which boast maximum energy efficiency, easy operability, and, keeping with Millennials’ desires, clean sight lines, contemporary aesthetics, and the ultimate in indoor-outdoor living.

“Connection to the outdoors is super-important to this demographic,” says Chet Willis, Western Window Systems’ vice president of production builder sales. “With generally more efficient floor plans, the outdoor living spaces become an extension of the indoor space and make the whole home feel much bigger and more open.”
